- Perform legal binding move-in inspection forms.
- Collect security deposit and 1st month rent.
- Owner portal via smartphone or web.
- Owner escrow account balance per property (no minimum required).
- Coordinate maintenance / repairs with local vendors.
- Monthly rent distribution via ACH or USPS.
- Monthly status reports with statements.
- 24/7/365 maintenance emergency.
- Season services including HVAC maintenance inspections and gutter cleaning
- Yearly summary & 1099 preparation (efile).
- Pay HOA dues if applicable.
- File police reports when needed.
- Oversee insurance claims when needed.
- Property inspection w/ pictures approximately 45 days prior to end of lease.
- Negotiate rental amount for renewals.
- Annual rent analysis for maximum rent.
